A gym roof fights moisture from both sides

Most commercial roofs only have to worry about water coming from the sky. A fitness center has to worry about water trying to leave the building, too. Locker rooms, showers, steam rooms, lap pools, and hot tubs push warm, saturated air upward all day long, and that vapor wants to migrate into the roof assembly and condense the moment it hits a cold surface. We have opened up gym roofs around Memphis where the membrane on top was perfectly sound and the insulation underneath was soaked, the R-value gone, because the assembly was never built to control vapor drive from a pool deck below. So the first thing we look at on a fitness roof is not the membrane. It is whether the vapor retarder and air barrier are positioned correctly for our climate, because getting that wrong ruins an otherwise good roof from the inside out.

That is also why we lean toward fully adhered systems on gyms with wet areas. A fully adhered 60-mil TPO or PVC has no mechanical fastener field punching through the assembly, which gives us a tighter, more vapor-resistant build at the membrane level than a mechanically attached system. On a dry gym with no pool, mechanically attached TPO is fine and more economical. The pool is what changes the spec.

High occupancy means a roof full of equipment

A packed group-fitness floor at 6 a.m. is a serious ventilation load. Open training floors, spin studios, hot-yoga rooms, and locker areas each carry their own dedicated air handling, and the result is a roof crowded with rooftop units, exhaust fans, and supply penetrations. The penetration density on a fitness roof routinely runs two to three times what a retail box of the same footprint carries. Every one of those curbs is a potential leak path, and the high-volume units mounted on them are heavy, so we verify both the flashing detail and the structural support before we sign off on a curb.

The rooftop equipment also keeps growing. A gym that adds a recovery suite, a sauna, or a turf training zone usually adds an air handler to match, and that unit lands on a roof that may not have been planned for it. We document every curb, its size, and its clearance height during the survey, and we raise undersized curbs to meet the manufacturer's warranty minimum rather than flashing tight to a unit and hoping.
