When those conditions are met, silicone or acrylic coating restores the membrane's UV resistance, reduces rooftop surface temperature, and provides a manufacturer-backed warranty at roughly 40 to 50 percent of replacement cost. When those conditions are not met, coating is a short-term patch on a failing system - and we say so in the scope review.
Silicone vs. Acrylic - Which System Fits Memphis Conditions

Coating a ponding roof without addressing the drainage is not a complete restoration - it is extending the symptom while the cause continues.

Silicone manufacturer warranties range from 10 to 20 years depending on installed mil thickness and substrate preparation. A 20-mil silicone system typically carries a 10-year warranty; a 30-mil or 40-mil system can carry a 15 or 20-year warranty from manufacturers including Tremco, Henry, and Polyglass. All manufacturer warranties require documented annual inspection and maintenance - this is not fine print, it is a real program requirement. We include annual maintenance visits in our coating project closeout packages and provide the inspection reports that keep the warranty record current.
Warranty inspection timing matters in Memphis: manufacturer representatives inspect coating installations after application.
